Property Standards and Legislation
It is in your best interests to have your property maintained to a high standard, not only to benefit the students, but also to increase your chances of letting your property.
At the very least a property should include:
- central heating
- washing machine
- fridge-freezer
- burglar alarm
- shower
Five to six bedroom properties will require more than one toilet and shower facility under licensing legslation. Students are also looking at the state of the decoration, carpets and furnishings of properties, as well as the quality of the kitchens and bathrooms. For most students the study bedroom is also very important and therefore there is a need for a study desk and chair and heating in each bedroom.
- Houses of Multiple Occupation (HMO)Licensing - Any property which is three storeys or more with five or more occupants is subject to mandatory licensing requirements.
