Terms of Contract 2021 Entry

The terms of contract differ depending on whether you are living in University-owned or Managed Partnership accommodation.

University-owned accommodation

If you accept your offer of accommodation for a University-owned room, you will be bound by the terms and conditions, the residents handbook and the block halls insurance policy.

Right to cancel

As a tenancy agreement, there is no “cooling off' period. This means that once you have accepted the offer of accommodation, there will only be very limited rights to cancel your contract with us and charges may apply.

Cancellation before your tenancy start date

If you accept our offer, but then want to cancel before your tenancy start date, and you have not yet moved in, you may be able to cancel without penalty. You should tell us as early as possible as this gives us a better opportunity to offer the room to someone who might have missed out on one.

Cancellation after your tenancy start date

Your Contract is for the full Tenancy Period, and you can only cancel in limited circumstances. You will remain liable for the Rent until all four of the following conditions have been satisfied:

  • You must complete and hand in a ‘Request to Find a Replacement Tenant’ form (available from allocations-enquiries@ncl.ac.uk) notifying us that you would like to leave; and
  • you must pay for or put right all breaches (if any) of your obligations in the Contract; and
  • a suitable replacement student must enter into a Contract for your Room for the rest of the Tenancy Period (we have discretion over who is “suitable”, but we will act reasonably)
  • you must pay a fee (of £50) towards our costs of administration, doing your check-out inspection and cleaning the Accommodation

There are other instances where you may be able to end your contract early. These can be found in Section C, Clause 14 of our standard terms and conditions.

Managed partnership accommodation

If you accept your offer of accommodation for a managed partnership room, you will be bound by the provider's term and conditions and policies.

Right to cancel

Cancellation before your tenancy start date

If you've accepted an offer for managed partnership accommodation, you'll be liable for the full contract and associated accommodation charges unless a replacement tenant is found. Please tell us as early as possible to increase your chances of us being able to find a replacement.

Cancellation after your tenancy start date

If you leave your accommodation or withdraw from your studies, you'll be charged the rent on your room for the remainder of the contract.

In both circumstances, you'll only be released if another student can be found to take over your contract, but this can't be someone who is already living in University-owned or managed partnership accommodation.

You might also have to pay an administration fee to transfer your contract to another student.
