Overview
Kensington Terrace is one of our University-owned residences.
Conveniently located just a five-minute walk from the Students' Union, Kensington Terrace consists of 10 beautifully converted town houses, accommodating 7-17 students per house. This residence is available for undergraduates and postgraduate couples.
Please note: there will be a rolling programme of kitchen refurbishments taking place throughout the academic year, therefore noise disturbance should be expected. Building works are also ongoing to an adjacent academic building and will continue throughout the academic year. If you are noise sensitive, please consider this when choosing your accommodation.

In close walking distance to the city centre and just five minutes away from the Students' Union, Kensington Terrace is well linked to the restaurants and bars in the city, as well as the University.

Reception doors are open Monday to Friday, 08.30 – 17.45 and the Customer Services team can also be contacted by telephone and email from 08.00 – 18.00.
Key points and facilities
Kensington Terrace offers en-suite rooms in two different sizes - en suite and premium en suite - as well as self-contained studio rooms (with double studios available, suitable for couples) and accessible en-suite rooms.
Communal kitchens are shared per house (aside from studios), with 17-bedroom houses benefiting from an additional kitchen. Communal kitchens include a fridge-freezer, toaster, kettle, microwave, oven, hob and hoover. There is also a TV shared per flat with a TV license included.
Studio kitchens do not include a microwave or TV.
We also have some wheelchair accessible rooms with adaptations that include: power-assisted doors, wheelchair accessible lifts, low-level kitchen work surfaces, accessible storage, and wet rooms equipped with shower chairs, handrails and emergency pull cords.
Our friendly security staff patrol the area and are available on call 24/7.
En-suite rooms are available in houses of 7-17 rooms (where 17-bedroom houses include an additional kitchenette), students here share lounge and kitchen facilities. Each bedroom combines a sleep/study space, including a four-foot bed (small double size), desk, small desk drawer unit, desk chair, wardrobe, and shelving. For September 2023/24 applicants, there will be 38 rooms of this type available
Premium en-suite rooms have more floor space and are available in houses of 7-17 rooms (where 17-bedroom houses include an additional kitchenette), students here share lounge and kitchen facilities. Each bedroom combines a sleep/study space, including a four-foot bed (small double size), desk, small desk drawer unit, desk chair, wardrobe, and shelving. For September 2023/24 applicants, there will be 55 rooms of this type available.
Studios are available for undergraduate students, where you’ll have access to your own kitchen and self-contained en suite. Each studio combines a sleep/study/kitchen/dining space, including a four-foot bed (small double size), desk, small desk drawer unit, desk chair, wardrobe, and shelving. Please note that Kensington Terrace studios do not include a microwave in the kitchen. For September 2023/24 applicants, there will be 13 rooms of this type available.
Couples’ studios are available for both undergraduate and postgraduate students, where you’ll have access to your own kitchen and self-contained en suite. Each studio combines a sleep/study/kitchen/dining space, including a full double bed, desk, small desk drawer unit, desk chair, wardrobe, and shelving. For September 2023/24 applicants, there will be two rooms of this type available.
Accessible en-suite rooms are available in houses of 7-17 where students share a lounge and kitchen which features low-level kitchen work surfaces. Each wheelchair accessible bedroom combines a sleep/study space, including a four-foot bed (small double size), desk, accessible storage and wardrobe, as well as a wet room equipped with shower chairs, handrails and emergency pull cords. For September 2023/24 applicants, there will be six rooms of this type available.

Campus Food Fob
Our Campus Food Fob is perfect for students living in self-catered accommodation who want to take the pressure off needing to cook. You’ll receive a University Catering Food Fob that’s pre-loaded with your chosen amount of credit to spend on food and drink in any of our cafés.
Plus, you’ll receive an extra 15% free credit each time you top up (e.g. top up with £100 and you’ll receive £115) to spend in catering units.
Campus Food Fobs will be available to purchase from our website from August 2023.
TV licence is included in en suite flats only
If you bring your own TV or watch using a personal electronic device, you will need to purchase your own licence.
Accommodation fees
The contract is a fixed term period of 40 weeks (49 weeks for postgraduate couples’ studio) and covers the duration of the academic year. Rents are charged per night. If your contract differs to the fixed term period (i.e. earlier arrival), you will incur additional accommodation charges. All utility bills are included; WiFi is free, and we also provide Personal Possessions Insurance via Cover 4 Students.
